Letting Terms, Service and Conditions
We promise to:-
Advise on rent levels.
Prepare marketing particulars.
Arrange and accompany viewings where appropriate.
Advertise and market the property until tenants have been secured.
Apply for and monitor references on prospective tenants.
Prepare a “full” written inventory and condition report of furniture and effects.
This will be signed by your tenants and used as a schedule of wear and tear once the
property has been vacated.
After the landlord has applied for permission to let we will supply specimen contracts
to the relevant companies if required, i.e. mortgages and insurers.
Prepare tenancy agreements and relevant notices where authorised under the
1988 Housing Act. Process any insurance claims relating to the property, if insured through us.
Arrange the annual CORGI gas safety inspection if required.
Arrange transfer of utilities/meter readings, (excluding telephone) to the tenants.
Carry out regular visits of the property and send a typed report to the landlord.
Track tenancy expiries and negotiate between landlord and tenant to aid reduction of vacant periods.
Make final inspections on tenant’s departure, arranging transfer of utilities to landlord or new tenant.
Arrange for immediate repairs essential to and in the interest of the property and
tenancy obtaining quotations where applicable.
Automatically pay invoices from the rental received.
Collect rents and account for them monthly.
If sole agent, visit the property on a regular basis when it is vacant and advise on any maintenance required.
Serve all legal ground notices as required to give maximum protection to yourself.
Provide general liaison between tenants and yourself.
Sign contracts on your behalf if required.
